  • The developer's own configuration and cost sheet the moment it is published. The clearance application states the BHK mix as "Not Available", so no floor plate, unit size or price list exists to send you today. Anything circulating that claims otherwise did not come from a primary document.

  • A site visit slot. There is no construction to inspect. What can be seen is the Plot Nos. 305-309 parcel in Phase 2 of the KIADB Hi-Tech Defence and Aerospace Park, the internal road grid, and the approach to the Satellite Town Ring Road about 2.3 km away — which on a parcel this early is the part actually worth seeing.

What to have ready

A first conversation is faster and more useful when four things are settled in your own mind.

Configuration. Nothing is announced, so treat this as a preference rather than a selection. Our expectation, derived from the branded stock in this belt and from the density on record, is 2 BHK homes of roughly 1,000 to 1,250 sq ft and 3 BHK homes of roughly 1,400 to 1,750 sq ft, with a premium tier above that on weaker evidence. A density of about 95.9 units per acre at a FAR of 3.25 argues for efficient high-rise plates rather than large ones.

Budget — total outlay, not the headline base price. On our indicative band, a 2 BHK computes to roughly Rs 1.02 Cr to Rs 1.38 Cr of base cost and a 3 BHK to roughly Rs 1.43 Cr to Rs 1.93 Cr. Add about 13 per cent on top for GST on an under-construction purchase, Karnataka stamp duty, cess and registration, and the standard charges — car park, club, corpus, maintenance advance, khata and legal. That takes the 2 BHK to roughly Rs 1.15 Cr to Rs 1.56 Cr all-in and the 3 BHK to roughly Rs 1.62 Cr to Rs 2.18 Cr. That 13 per cent assumes the corridor convention in which car parking, club membership and the corpus sit inside the quoted rate; if they are billed separately, the loading rises to roughly 17 to 20 per cent, so plan for the upper case until the cost sheet says otherwise. Then budget fit-out separately — it is in neither figure. Every number in this paragraph is our estimate rather than a developer quote.

Funding. If you are borrowing, note that the Reserve Bank of India caps the loan-to-value ratio at 75 per cent on home loans above Rs 75 lakh, so at these ticket sizes plan for an own-funds contribution of at least a quarter of the property value, plus the full tax and charges stack, which no lender funds. Loan sanction on a project of this kind follows the registration and the sale agreement, so there is nothing to draw at expression-of-interest stage.

Timeline. Be clear with yourself about whether you need a handover date, because this project cannot give you one. No possession date has been declared for Brigade Innovation Gardens. The only dated construction window on record is the Environmental Clearance application's 01 October 2025 to 30 September 2035 — a statutory construction period, not a handover date. A township of this size will almost certainly be phased, but no phase plan has been published either. If you need to occupy a home by a fixed date, a registered project with a filed completion date is the better fit today.

Before you commit

Five checks, in this order. None of them requires our help, and all of them are worth doing yourself.

1. Verify the RERA registration when it is issued, and read the number properly. Go to rera.karnataka.gov.in and open the Registered Projects search. A genuine Karnataka project registration contains the segment /PR/. A number containing /AG/ is an agent registration held by a broker — it is never the project's registration, however it is presented on a listing page. Confirm that the project name, the land extent, the unit count and the declared completion date on the certificate match what you have been shown.

2. Confirm the promoter entity on the sale agreement. Brigade Innovation Gardens is being developed by Brigade Group, through its wholly owned subsidiary Tetrarch Developers Limited — the project proponent named on the Environmental Clearance granted by SEIAA Karnataka on 25 November 2025. Buyers checking the approval documents will see Tetrarch Developers Limited rather than Brigade Enterprises Limited. This is Brigade's own wholly owned development subsidiary — large Brigade projects are routinely filed through group subsidiaries. Match the CIN, U70109KA2021PLC152070, incorporated 21 September 2021 with RoC-Bangalore. It is a different company from Brigade Tetrarch Private Limited and from Tetrarch Real Estates Private Limited, which are separate Brigade subsidiaries with their own projects, and the promoter named on the sale agreement should be the one named on the clearance.

3. Pull the clearance yourself. The proposal is public: SIA/KA/INFRA2/549157/2025, File No. SEIAA 120 CON 2025. It fixes the site's water, energy, waste and green-belt commitments on a statutory record, which is a materially stronger form of evidence than a brochure. Then read it for what it is. An Environmental Clearance settles the environmental terms on which a site may be built and nothing further — it is neither the RERA registration, nor a permission to sell, nor the building licence.

4. Check the parcel identity on every document. The clearance covers Plot Nos. 305-309 in the 2nd Phase of the KIADB Hi-Tech Defence and Aerospace Park. Confirm the plot and survey numbers on the sale agreement against the clearance, and confirm the phase — Phase 1 of the aerospace park is a physically different site on the Bagalur side, in Bangalore North taluk of Bangalore Urban district, a different taluk and a different district. Any listing that places Brigade Innovation Garden in Phase 1 has conflated the two. While you are checking identity: this parcel has no plotted inventory, so any 30x40 or 40x60 plot listing appearing under a Brigade KIADB heading belongs to a different project altogether.

5. Track the water question specifically. Devanahalli taluk has no perennial surface source and sits in a groundwater block officially classified as Over Exploited. The Cauvery Water Supply Stage VI scheme that would bring 500 MLD to this corridor has a completed detailed project report but is still awaiting sanction, with three to four years of construction after approval. The clearance commits this township to 3,401 KLD of recycled water within an 8,890 KLD demand, 7,776 KLD of treated reuse, dual plumbing, a 7,500 cu.m rainwater sump and 150 recharge pits — genuine mitigation, and mitigation is not a municipal supply. Ask about the source at every stage, here and at every other project in this corridor.

Navigate to Haraluru, not to Muddenahalli. The Muddenahalli in this address is the Devanahalli-taluk revenue village; the far better known Muddenahalli, with the Sathya Sai institutions, is in Chikkaballapur district about 41 km north and will send you to the wrong place. The Satellite Town Ring Road (NH-648) is about 2.3 km from the pin via the KIADB internal grid, NH-44 at the Devanahalli interchange about 9.8 km by road, and Devanahalli Railway Station about 10.2 km. Kempegowda International Airport's terminal is about 6.4 km away in a straight line but roughly 19.8 km and 21 minutes of free-flow driving, because there is no public eastern access to the airport — allow for the longer figure when you plan the visit.
